Read about recording a Deed or Affidavit in Clark County.
When recording a Deed, Clark County requires that you include a “Declaration of Value” form which is available on the Recorder’s website. An Affidavit, when used to remove a deceased owner of a property, does not require a “Declaration of Value” form.
Deeds must also include:
- A cover page with the parcel number (APN)
- When Recorded Mail To information ie: name and address
- Mail Tax Statements To information
- Grantor(s) names, also known as (AKA) the seller or giver of the property
- Grantee(s) names, AKA the buyer or receiver of the property
- Signature and Notary
- Legal Description: ie: Lot, Block, Subdivision Name, Plat Book and Page. Sometimes it will have “Meets and Bounds” AKA latitude, longitude, etc.
- State of Nevada Declaration of Value Form
- All pages must be printed in “Black” ink
- Pages must be printed on 8-1/2″ x 11″ (letter size)
- Margins must be a minimum of 1″ all 4 sides, cover page must have a 3″ x 3″ clear space on the top right corner for the Recorder’s Stamp
- Text, whether printed or handwritten, must be in Black ink
- Signatures may be either in Blue or Black ink
- Font size must be 10 point or greater
After you record your document(s) you may receive solicitation by US mail whereby the company is representing that you “need” a certified copy of the document you just recorded. If you read the mail carefully you will notice that it is “not” sent by a government agency, and if you have the original you do not need a “certified copy”, so save your money.
